12/29/2022, 6:18 PM

Summary of Bill HR 8577

Bill 117 hr 8577, also known as the GREEN Appraisals Act of 2022, is a piece of legislation currently being considered by the US Congress. The main goal of this bill is to promote energy efficiency and sustainability in the real estate market by requiring appraisers to consider the energy efficiency and sustainability features of a property when determining its value.

Specifically, the GREEN Appraisals Act of 2022 would require appraisers to take into account factors such as the property's energy efficiency rating, use of renewable energy sources, and overall environmental impact when conducting appraisals. This information would then be included in the final appraisal report, providing potential buyers with a more comprehensive understanding of the property's value.

Proponents of the bill argue that by incentivizing energy efficiency and sustainability in the real estate market, the GREEN Appraisals Act of 2022 could help reduce greenhouse gas emissions, lower energy costs for homeowners, and promote the development of more environmentally friendly buildings. Critics, however, raise concerns about the potential costs and logistical challenges of implementing these new appraisal requirements. Overall, the GREEN Appraisals Act of 2022 represents a significant step towards incorporating environmental considerations into the real estate appraisal process. As the bill continues to be debated in Congress, it will be important to closely monitor how it may impact the real estate market and the broader goal of promoting sustainability in the United States.
